Hardware Kit vs Wood Included Barn Kit

There are several differences in a hardware kit vs a lumber and hardware kit.

1. Avalibility

Hardware kits are avalible year round and able to be shipped to all lower 48 states as well as having options for canadian customers. Lumber and Hardware kits are avalible in limited quantity during warmer months and can be shipped to most of the lower 48. Our hardware will be shipped from our manufacturer in Michigan, for buyers outside of Michigan (and surrounding states) we want to keep costs down for you, so we will help you find local saw mills to source lumber for your barn. This will keep shipping costs much lower.

2. Custom Plans

Your barn lumber and hardware kit will include Custom Plans. We design exactly the barn you want and can make changes to our stock plans to better suit your dreams. Hardware kits do not include custom plans. They are made based on plans already in our Barn Plans Library or you can pay an additional fee for a custom plan or modification to a plan in the library, email [email protected] with the subject “Custom Plan Request” to get started.

3. What’s included

Hardware kits include the t-plates, u-brackets, and rss screws. Lumber included kits include everything in the hardware kit along with all the lumber for your barn. Optionally we can source door hinges and rollers, roofing, custom wooden doors, and pre-built cupolas.

What’s included in a wood included barn kit?

1. Custom Plans. We design exactly the barn you want, make changes to our stock plans, just remember we are limited by physics… They haven’t quite perfected that Anti-gravity device just yet

2. All the Timbers. Posts, beams, rafters, collar ties, knee braces, king posts, queen posts etc.

3. All the Hardware T plates, Post brackets, RSS screws, bolts, siding and decking screws, door track, and hinges.

4. Girts and Purlins

5. Loft Joists and Decking

6. 1×8 Roof Sheathing

7. Board and Batten Siding

And most importantly full support from the BarnGeek. I will do everything I can to make sure your barn build is a success. You don’t have to do this alone, I have been designing barns and helping people bring their barn dreams to life for over 15 years.

What’s not included in a wood included barn kit?

1. Permission, whatever that looks like for you. If you need permits from local building departments, then do that. If you don’t because you are a citizen of a free country, then exercise your right. Either way, it’s up to you.

2. Site Prep and Foundation. While we are in the production phase of your kit, it is a good idea to prepare for when your kit arrives. If the excavation and foundation work are complete then you will be ready to build on day 1.

3. Construction services. Whether you are doing the work yourself or hiring a contractor, you will need to have that scheduled well ahead of time. Contractors can be very busy and may need months to a year advance notice to schedule your build.

4. Anything you don’t order from us. For example If you have a local supplier of Roofing, or you want shingles instead of steel, then that would need to be obtained locally.

We also offer hardware only kits if you want to obtain your lumber from a local sawmill.

Barn Kit Avalibility

We take on a select few full barn kits every year. We limit availability because we strive to focus our full attention to your project.

If you are not ready to become a member, but you think you want to build a barn in the near future, I would recomend starting with the BarnGeek Barn Building Master Course. This will walk you through every step you need to take to build your barn.

Once you are familliar with Post and Beam Barn Building from the materials in the course, then it’s time to become a paid member of one of the three tiers below and get access to our barn plans library. Choose the barn you want to build (we can modify it to suit your needs if neccesary or design one for you from scratch) Then we can guide you through the next steps depending on your goals and resources. That usually consists of one of 3 paths.

1. DIY There is enough information and guidance built into the Master Course and the Barn Plans Library to build your barn from raw timbers, even timbers cut from your own land.

2. DIY from a kit. Armed with the knowledge you gained from the Master Course and Barn Plans Library, along with an expertly designed and crafted Full Timber Kit you construct your barn with guidance and materials from the BarnGeek Crew.

3. Full Timber Barn Kit + Local Proffesional Builder. You understand the basics from the Master Course and the Barn Plans Library, but you want a proffesional builder to assemble and construct your project. But instead of the process being a mystery you understand how things go together as well as the proggression of steps that take you from start to finsih. This better equipts you to see potential problems before they get out of hand.
